What is a rental yield?

A yield is the annual rental income you can expect to achieve expressed as a percentage of the property value.

How do I work out the Gross Yield?

1.    Work out the annual rental income (weekly rent x 52 weeks) 
2.    Divide this figure by property value
3.    Multiply by 100 to get the percentage.
If you were to calculate the net yield you would first need to deduct all the outgoings and additional costs from the annual rental income.

 

Should I be looking to achieve a yield or capital growth?

Both yield and capital growth are both important factors to consider when investing in property. A strong yield is key because it shows the level of income you are making from the investment. Most investors choose to invest in property because it gives them a higher and more secure yield than other investment sectors. 
Capital growth is also important because it indicates the price at which you can potentially later resell. So choosing a property that is more likely to increase in value is the most important decision you will make.  Buying at the right price and in the right area is absolutely critical.

How do I reserve a unit?

Complete a Reservation Agreement and pay a reservation fee of £3,000 to reserve your apartment.
The fee will be deducted from the payment due to the developer on exchange of contracts.

Who will be my solicitor?

Our panel solicitors have acted for many of our buyers before and are familiar with the transitional documents. This enables them to ensure that the transaction proceeds quickly and smoothly to exchange of contracts.

Who will let out and manage my property for me?

You have three options on how you decide to let your apartment.

Option 1: Self manage
Option 2: Appoint a letting agent
Option 3: Live in the apartment yourself. This option is only applicable for residential apartments. For student properties, only students enrolled at the local university can live in the property.
 

Can I resell my property?
