Sheffield has a huge student population, with over 60,000 students living in the city- that’s one in every ten people! The growth of the city is pulling in new students each year, being the home of two of the biggest universities in the country- Sheffield University and Sheffield Hallam University. The City also has great retention rates for students, with over 25% of graduates choosing to stay in Sheffield who will all be looking for somewhere to live after University.

So why choose Sheffield?
The city is constantly being invested in, and is now the leading area for manufacturing and engineering, with impressive growth in the service industries as well, bringing jobs to the city with every development. Currently, the city is going through a huge renovation as well; all of this combines to make Sheffield one of the most up-and-coming cities, especially for investors.

Why is it a good investment opportunity?
With all of the developments going into the city, it’s a great place to invest in property. It is one of the cheapest major cities in regards to property pricing, giving it great rental yield. With the student population growing, student accommodation is a very popular investment, along with one and two-bedroom apartment’s ideal for graduates looking for somewhere to rent after finishing their studies.

The economy in the city is very robust as Sheffield is constantly being invested in. The transport links in Sheffield are incredible, with four airports within half an hour of the city centre; this also gives Sheffield an international interest, being the home to Rolls Royce and Boeing offices in the city. As well as the renovation of the city centre and the ease of access via plane, HS2 is bringing a new edge to Sheffield. Already well-connected to other major cities in England by the M1, HS2 will create an 87-minute connection between Sheffield and London, reduced from the current 121-minute travel on the motorways.

What else is in Sheffield?
Sheffield also attracts visitors from across the UK and across the world, with gems like the Peak district so close, not to mention the Botanical Gardens and the Meadowhall Shopping Centre, the biggest shopping centre in Yorkshire with over 290 stores, that has over 30 million visitors each year and with 1 in every 100 jobs in the city coming through Meadowhall, it’s really popular with both students and graduates looking for work.

Sheffield has become the most treasured property investment spot in England, with the constant student and graduate growth demanding more accommodation. The Guardian rated Sheffield as the best place to be a student, and with the student surveys from both the Universities agreeing, the graduate population will only continue to grow.

With this growth, the demand for graduate accommodation will also continue to grow, making now the ideal time to invest.
